West Maui 2016: The Year of Launiupoko

With a vast expansive land area and roughly 200+ homes and growing, Launiupoko is far from being known only as that iconic beach park in West Maui with family vibes and fun surf just a few miles outside of Lahainatown. On the weekends and holidays, with one quick drive by it’s easy to spot the festive atmosphere. Imagine multiple tents, approximately 25 grills, 95 coolers, 3 bouncy castles, 115 surfboards, 4 PA systems, 15 dogs, plenty of ukuleles, 100′s of keiki, several aunties, uncles, and ohana members (plus ohana of the ohana).

And while it is yet to be determined if Launiupoko’s identity will be more often linked to this scene or the housing development frenzy going on up the hill, I’d say by the looks of 2016 West Maui home and land sales, including the active market, you’ll see that Launiupoko, if not a town in itself already, is at least on its way to achieving immediate super neighborhood status. Heck, with an average sale at $3.35M, it’s where the cool kids are buying.

All data is through 11/30/2016 as reported by the Realtor’s Association of Maui. For the sake of this article, we are referring to the Launipoko & Puunoa neighborhoods as the same place (Launiupoko)…even though they are officially different (sorry to all of the purists reading). And for the record, I was gonna headline this article: “West Maui 2016: Launiupoko is da Bomb Part 1.”

High on the hill: Lahainatown & Harbor to the north – ocean, Lanai, & Molokai islands in the distance

Launiupoko Homes

  • Made up 16% of all West Maui single-family transactions (non condo/land/commercial) – Topping both Kaanapali & Kapalua
  • 21 transactions – 91% increase over 2015
  • Cottage avg price per sale: $1.4M
  • Main House avg price per sale: $3.35M

Launiupoko Land

  • Made up 37% of all land transactions, tying Kaanapali for the top spot in West Maui
  • 16 transactions – 86% increase over 2015
  • Avg price per sale $1.2M

Launiupoko Lux Factor

  • The most single-family residential transactions over $3M (7) in West Maui
  • Had the highest average priced land sales of any other neighborhood
  • Land: Avg Sale Price: 1) Launiupoko $1.12M, 2) Kapalua $1.08M 3) Kaanapali $678K

Combined Homes, Land, & Condos

This is an unfair statistic taking into account Launupoko area has not one single condominium in the area per se. However, the southern Lahaina agricultural hillside subdivision did put a dent into the whole – by making up 6% of ALL home, land, condo transactions in 2016 (+106% over 2015). Conversely, a condo-heavy resort area like Kapalua, with a significant more amount of inventory, only represented 8% of the total West Maui market share.
